We deal with landlords, tenants, private and corporate clients, developers and investors. We source the best premises, help you achieve the maximum return and ensure the management of your property runs smoothly. Our highly qualified and passionate team promise the best possible client experience.

What makes us different

Local knowledge – With records that date back over 100 years, our Partners have intimate knowledge of the property market and an understanding of local buildings and their history.

Multidisciplinary – Close liaison between our in-house departments (Management, Professional and Commercial) ensures positive and cost-effective results for our clients.

Personal consultation – We spend time listening to your requirements. We don’t accept your business and then delegate it to a junior; our Partners are always available.

Integrity – Our services are competitively priced and our valuations accurate. We offer sound, transparent advice, supported by our RICS and ARMA accreditations.

Old fused with new – We invest in modern systems to complement our traditional values, allowing us to be efficient and responsive, whilst remaining true to our roots.

Never complacent – We don’t take loyalty for granted. We deliver a high quality service to deserve your repeat business. Our mission is never to be “just like the others”.

Proud of our heritage, devoted to our clients

Graves Son & Pilcher was founded in 1897 by Arthur Francis Graves. He was subsequently joined by his son, Paul Kingsley Graves, who became President of the Chartered Auctioneers & Estate Agents Institute.

In 1950, Sir Dennis Pilcher joined the partnership, giving our firm the name it carries today. Sir Dennis later became President of the Royal Institution of Chartered Surveyors.

Graves Son & Pilcher went on to establish a Fine Arts practice in Hove, holding monthly auctions of property, art, antiques and chattels. After the sale rooms closed, we continued to undertake contents valuations for insurance and probate services.

The Graves Son & Pilcher logo of an Edwardian gentleman avidly reading the property listings has become an iconic part of the Brighton landscape. The original design is from a 1920’s drawing by the local artist, Conrad Leigh.

We have always had a hand in local property, influencing the development of Brighton Square in the 1960’s and advising Hanningtons, the city’s largest department store. Known as the Harrods of Brighton, Hanningtons traded for 200 years before closing in 2001.

Our firm actually began in North Street. The Partners bought our current premises at 51 Old Steyne at auction in July 1934.

In September 2017, Graves Son & Pilcher LLP was acquired by the Riversong Group. Such expertise and so many disciplines under one roof was an opportunity too good to resist. Under the new management, our firm continues to go from strength to strength.

Regulated for your peace of mind

Graves Son & Pilcher are regulated by the Royal Institution of Chartered Surveyors (RICS) and are members of the Association of Residential Managing Agents (ARMA) and the Institute of Residential Property Management (IRPM).

Membership of these professional bodies means that we adhere to industry regulated standards and follow strict codes of conduct. Our firm is audited every two years to ensure ongoing compliance.

At Graves Son & Pilcher, we encourage our staff to gain further qualifications via RICS, IRPM and AAT. Mark Deacon, Head of our Professional & Valuation Consultancy, is on the board of RICS assessors and Nick Mills, Managing Partner, is part of a technical and legal advisory group, headed up by the Law Commission, working on Right to Manage reforms.

“I have been involved in the UK property market for over 35 years now with a portfolio that spreads across the country. I consider myself lucky to have the opportunity to deal with your firm. In this day and age, when most people are fighting to maximise profits and increase charges, you are an example of how people should behave and conduct their business. I followed your suggestions to the letter and the outcome was successful beyond my expectations.”
